SUNNYGOLD International has submitted a new request to Ipswich City Council to amend its approved townhouse development at 7000 Sunnygold Street, Collingwood Park.
The developer said the change of plans would improve site functionality without altering the character or scale of the project.
The development, originally approved for 55 two-storey townhouses in 2020 and later reduced to 54 units, now seeks to increase the number to 57 through a minor change application.
The revised proposal introduces a mix of two-, three-, and four-bedroom homes and includes a split-level design along the eastern and northern boundaries.
The developer said the changes were aimed at reducing the need for high retaining walls, improving site entry and grading, and creating a more functional internal layout.
While several buildings would technically introduce a third storey due to the split-level design, Sunnygold said the overall appearance would remain consistent with a two-storey interface at the outer boundaries.
The total gross floor area was proposed to increase from 6,404m² to 6,600m². Site coverage would decrease slightly, while private open space would increase to more than 2,650m².
Communal open space would see a reduction of about 13m².
Notably, on-site parking would expand from 126 to 155 spaces, with a net gain of 29 spaces. Designated visitor spots would drop from 35 to 27.
The proposed changes avoid triggering any new referral requirements or public notification obligations, aside from consultation with Powerlink due to the site’s proximity to a transmission substation.
Council is currently assessing the application.
If approved, it would allow Sunnygold to move ahead with construction on the long-vacant site, part of the broader Six Mile Creek Estate.
